What is the statutory status in the Hod Hasharon 531 Har/1202?
Complex 531 was created by plan Har/1202 approved on 12/20/2015. The Har/1202 plan is a comprehensive plan from which permits cannot be issued, and for this purpose the preparation of a consolidation and division plan for the complex is required. Har/1202 states that Complex 531 will include 4,217 housing units (of which 843 are small housing units), 40,332 square meters for commerce and 230,656 square meters for employment located on the northern side of the complex. Despite the passage of time since the approval of the Har/1202 plan, a unification and division plan has not yet been prepared for the complex which would “defrost” the complex and apparently this was due to the waiting for the approval of the comprehensive plan for Hod Hasharon-Har/2050 which was approved in the month of 05/2022. It should be noted that in view of the fact that the Har/1202 plan establishes an extensive employment area in the northern part of the complex (on the southern side of Highway 531) there is a good probability that these plots will receive rights in employment and commercial lots without housing units as part of the consolidation and division plan.
