Complex number 6 โ North Ben Yehuda in Kfar Saba, marked according to the regional outline plan for the Central District as an area designated for urban development. In accordance with the overall outline plan of the city of Kfar Saba KF/2035 which is being promoted these days and has not yet been approved, the complex in question is marked as complex number 6 and known as the North Ben Yehuda complex. With the approval of the plan, the complex will be approved, however, in order to issue building permits in the complex, a detailed plan must be prepared.

On 09/03/2020, a meeting of the subcommittee for objections regarding the master plan for the entire city of KPS was held. In it, it was recommended to increase the number of housing units to 9400 units and increase the employment areas in the city.
In a discussion held at the District Planning Office on 01/10/2020 it was determined that Complex 6 will include 9,400 housing units and 150,000 square meters for employment, of which 15,00 square meters will be for commerce. See below the decision document of the district planning office.
It will be noted that during a discussion that was held with the Kfar Saba local committee on 04/2024 it was discovered that there is an ambiguity regarding the inclusion of the northern part of the complex (marked according to the comprehensive outline plan entrusted with the designation of open public space โ painted in green in the plan outline) in the plan for the consolidation and division which will be contained in the future for the complex. This means that it is not clear whether these parcels will receive rights as part of the approval of the detailed plan for the complex or not. Accordingly, these parcels are not included in this listing.
On 09/12/2024, the government announced the northern Ben Yehuda area as a preferred housing complex. According to the announcement, the area covers 1,367 square meters and will include 7,000 housing units. However, the announcement specifies that the number of housing units is not binding, and the extent of the housing units will be determined during the planning procedures, subject to the minimum number of housing units stipulated by law. The significance of the announcement regarding the complex is a significant shortening of the expected planning procedures, which are currently being advanced by the โDira Lehashkirโ company, which will submit the plan for approval to the National Planning and Building Council.
