What is the statutory status in Complex 8, West?

Complex 8 in Gedera was established as part of the approval of Gedera’s comprehensive master plan 453-0340554 (a plan under which building permits cannot be issued), which was approved in 2019.

According to the comprehensive master plan of Gedera, Complex 8 is designated for the preparation of a detailed plan for a new western district, including a redesign of the existing residential and employment areas.

The complex is expected to include 2,000 housing units, 45,000 square meters of commercial space, 25,000 square meters of office space, and a country club complex covering 8,500 square meters, of which 1,500 square meters will be designated for commercial use.

Additionally, it was determined that a single comprehensive plan will be prepared for the complex.

On October 26, 2022, a public update meeting was held regarding the detailed plan being advanced for Complex 8, which is Plan 460-1050020. This plan was being promoted at that time by the government company ‘Dira Lehashkir’ along with the Gedera Local Council.

According to the summary of the public update meeting regarding the plan, it is expected that the plan will include 3,200 housing units, as opposed to the 1,900 housing units specified in the comprehensive master plan for the complex.

On February 1, 2024, the National Committee for Planning and Building Preferred Housing Complexes declared Complex 8 in Gedera as a preferred housing complex.

According to the declaration, the proposed number of housing units in the complex is 3,000 units (the number of housing units specified in the declaration is not binding and will be determined in detailed planning, but it will not be less than the minimum number required by law).

We believe that with the planning for the complex being transferred to the National Committee, an increase in density in the complex is likely.
