Description of the Property Complex:

The Nof Yarkon complex in Hod HaSharon was established as part of the approval of the city’s comprehensive master plan HAR/2050, which was approved on April 27, 2022.
According to the plan, the Nof Yarkon complex is designated as Complex 3.3, intended for 6,000 housing units along with 200,000 square meters of commercial and employment space.

In 2024, the government company “Dira Le’haskir” was appointed to prepare and advance a detailed plan for the area. This serves as a strong indication of the project’s progress, especially given that the area falls under the jurisdiction of the local committee “Hod HaCarmel,” which is not particularly strong in promoting and rezoning developments.

In May 2024, “Dira Le’haskir” completed drafting the planning documents and submitted them to the district committee for review before deposition.

Plan 423-1203314, “Nof Yarkon, Hod HaSharon,” proposes a mixed-use residential district with 9,000 housing units (6,000 standard units and 3,000 small to mid-sized units) and approximately 180,000 square meters designated for employment, alongside an urban park and a national park in the southern section of the area. The total area spans approximately 2,366 dunams, of which 1,485 dunams are designated for land readjustment (unification and re-parceling) and will be allocated rights within the land distribution tables. (The parcel numbers in this document refer only to the area designated for unification and re-parceling.)

During an August 2024 meeting at the Central District Committee, the plan was approved for deposition, subject to several modifications. This was despite opposition from the Hod HaSharon Municipality, which demanded a reduction in the number of housing units to align with the figures outlined in the city’s comprehensive master plan.

On 10/03/2025, a follow-up discussion was held at the regional committee regarding the deposit of the Nof Yarkon plan. It was decided to make additional revisions to the plan, which will be added to the amendments set in the August 2024 decision.
